Laboratory expansions and tenant improvements covered 53,000 SF of the campus. The design-build process allowed the MAI project team to collaborate with confidential client, designers, and subcontractors early on, ensuring the final set of drawings were complete and changes did not occur later on.
The tenant improvement portion was a complete demolition and re-build of a new open office space floor plan, conference rooms, board room, lobby, restrooms and health department approved café, servery and dining area.
For the lab portion, an existing 21,000 SF office space was converted to new laboratory space. Scope of work began with creating a temporary path of egress necessary since existing laboratory space remained online for the duration of the project. Approval of temporary egress was followed by a phased demolition of interior office space and utility (e.g. electrical, mechanical, etc.) modifications to keep laboratory space accessible and running.
Exterior improvements addressed new HVAC units, upgrades to landscaping, equipment yards and a new pH neutralization station. Interior improvements included the creation of new chemistry and biology labs, tissue labs and vivarium.
