Lab and T.I. Project

This MEP Design-build project was 60 percent lab 40 percent office. MAI Construction demolished the existing interior, upgraded all fire life safety systems including HVAC systems, emergency power with standby generator, CDA and Vacuum generation and distribution, ERRC and Voice Evacuation Fire Alarm. In addition, a variety of labs including clean rooms, BSL2 room, environmental chamber room, machine shop, humidity-controlled rooms, and general R&D spaces were built. Also completed were office areas consisting of two new lobby spaces, two Breakrooms, Conference rooms, Board room, huddle rooms, executive offices, and open office spaces. The project included two significant redesigns of spaces requested by the owner mid construction, MAI was able to deliver the project without subsequent schedule impact. Value engineering was performed to ensure cost effective installation of utilities within lab spaces and cost effective finishes throughout.
