MAI Construction recently broke ground on a tenant improvement project for Prowess, Inc., a leading software developer for virtual cancer and radiation treatment planning solutions. The Prowess facility, located at 5129 Commercial Circle in Concord, will be transformed as it undergoes an 18,000 SF office build out in a brand new exterior shell building with utility and environmental modifications. Partnering with MAI Construction in this exciting project will be Gordon Zagar with Zagar Consulting and Hopkins & Wall Architecture and Design.

This project involves creating a conditioned space envelope, including a 29’ demising wall which will separate the office space from the warehouse portion. The new build out features an open floor plan for office space, private offices, a conference room, a new bathroom core, lobby, and demo room. MAI Construction has also assumed full Mechanical, Electrical, and Plumbing (MEP) design-build responsibilities for the project, along with planning and structural engineering for seven new rooftop AC units.

In addition to a new office space, 22,000 SF of warehouse refinements will take place, requiring modification of a new lighting system and more robust utility distribution. MAI Construction will also be responsible for coordination of the MEP design and structural upgrades required for two testing bunkers located within the warehouse.

With a project value of $2.5 million and a projected duration of fifteen weeks from groundbreaking to completion, the Prowess project is anticipated to stand as another demonstration of MAI Construction’s ability and pride in every aspect of the construction process, from initial planning to final commissioning and occupancy.
